What to specify for a rental property

The cheapest carpet is rarely the cheapest option over three tenancies. A budget felt-back carpet on a thin underlay will flatten in a hallway inside a year; a mid-range polypropylene twist on 8mm or 10mm underlay will usually see out several tenancies and can be bleach cleaned between them.

  • Polypropylene twist or loop pile — stain resistant and bleach cleanable
  • Mid to darker tones hide marks and wear better than pale grey
  • 8mm, 10mm or 11mm high density underlay for longer life
  • Matching door bars at every threshold (£6 each)
  • Keep an offcut on site for repairs and patching later

Pricing for landlord work

  • Carpet fitting: £60 minimum charge up to 15 sqm, then £4 per extra sqm
  • Sheet vinyl also available: £70 minimum up to 15 sqm, then £4.50 per extra sqm
  • Door bars £6 each; stair runners from £100; stair rods £5 per rod
  • Free measure and a written price before anything is booked

Common questions

How quickly can you fit carpet in a void property?

Most single properties can be fitted in a day once the carpet is on site. If you tell me the void date when you book, I'll work to it — voids are usually the jobs I try hardest to fit in quickly because empty weeks cost you money.

Do you work fit-only from a supplier's delivery?

Yes. Plenty of landlords buy carpet trade or through a local supplier and just need a fitter. Have it delivered to the property and I'll fit it, including gripper, underlay and door bars.

What carpet lasts best in a rental?

A polypropylene twist or loop in a mid tone is the usual choice — it's bleach cleanable, hides marks, and costs far less to replace than wool. Pair it with a decent 8mm or 10mm underlay so the carpet doesn't flatten in the first tenancy.

Can you take up and dispose of the old carpet?

Yes, uplift and removal of old flooring can be included — just say so when you get your quote so it's priced in.
